Deep Builders

As one of the early buyers and co-owner of Indraprastha Greens in Satellite, I purchased this flat based on the builder's reputation in the market. However, I have noticed a stark contrast in their adherence to certain restrictions during the time of purchase compared to the time of handover to the society. Initially, there were strict rules and guidelines regarding the interior design, such as limitations on placing shoe tables outside, specific sizes for interior doors, restrictions on mosquito nets for exterior grills, core cutting for AC, and placement of AC outdoor units. These rules were meant to maintain discipline and aesthetics. However, during the handover process and less inventory pending from their side, it seems that these rules have been disregarded, especially for new buyers. They are not being asked to follow the same restrictions that early buyers like myself had to adhere to. This inconsistency has left me feeling disappointed and frustrated. When I raised my concerns and complained about this issue, the builder simply passed the responsibility onto their internal staff without any real resolution. It is disheartening to see that nobody seems to care about enforcing the rules that were initially set forth. Considering the reputation of the builder, I am truly ashamed of this situation. I hope that they address these discrepancies and ensure fairness for all buyers, regardless of when they purchased their properties.

Indraprastha Home, Makarba—constructed by Deep Builder in 2021—continues to face several unresolved issues despite being under a five-year RERA construction warranty and repeated representations by the society members have failed to bring any resolution to critical concerns such as broken overhead water tanks, damaged tiles, peeling paint, and persistent wall moisture. Furthermore, in disregard of AMC guidelines, fire safety systems have not been installed, nor has any certification related to fire safety been provided to the society. The builder has also refused to disclose details and payment regarding the sale of additional parking beyond the originally allotted spaces. Moreover, visitor parking—clearly shown in the original plan—has not been developed. These issues are not only serious but affect every resident in the society. This is an issue of collective concern and should not be overlooked.

Bade naam chote kaam. They don't care about the construction quality, even columns are not aligned in their buildings. Extremely poor workmenship and poor monitoring. They only care about cost cutting and selling units with high profit. They sell the BU open space as parking space They don't respect Rera rules, doesn't resolve issue in sold units. They do malpractice in society account, they use society funds for site development and in amenities, they don't handover expense accounts after handing over society to members. Overall we had very poor experience after buying our first dream home from hard earn money.

I am member of Indraprastha Homes society in Makarba, Society built by Deep builders. Although the society is only 4 years old, the builder has not undertaken adequate maintenance work. As a result, the tiles and paintwork are significantly damaged and deteriorated. After multiple notices builder has not replied for the same.

Basic needs of fire safety, water tank, china mojik tiles issue on top floor, many times complain by owner but not responded by deep builder at indraprasth homes Makarba Ahmedabad.
